Real estate transactions and land acquisition

The surveying office draws up land parcels, carries out parcelling, exchanges and transfers of encumbrances, maintains the land register and provides various information services to help builders. The land survey and the maintenance of the land register are part of a long chain of work to produce plots ready for building.

Site plan

A plot plan is a plan of a building block drawn on a map, which specifies the type of plots into which the building block is to be divided.

A land plot plan is drawn up when it is necessary for the organisation of land use. The owners and holders of the plot of land and of the adjoining properties are consulted when the plot of land is drawn up or amended.

Land parceling

The plot of land is separated into an independent property in the parceling process. The boundaries of the plot are marked on the land and the legal registration requirements are clarified. Once the land parcel has been subdivided and entered in the land register, the land parcel can be applied for a building permit.

The parcelling of a transferred parcel is initiated without an application when the land registry receives information about the title to the parcel. In all other cases, the procedure is initiated by application of the owner or holder of the land parcel that formed the land parcel.

Real estate register

The plots and public areas of the binding plot allocation zoning district are entered in the property register maintained by the city. The land and water areas of the indicative zoning district and other land and water areas are entered in the land register maintained by the Land Registry.

Real Estate Information System

In addition to the land register, the real estate information system contains a register of entries maintained by the Land Registry, which records mortgages, mortgages, special right entries and claims to real estate.

The surveying service provides extracts from the land information system and the land register, certificates of title, certificates of encumbrance and information on the land parcel.
